Climate in Gin Gin

Gin Gin falls in Subtropical (Zone 2): warm humid summer, mild winter. We take local climate conditions into account, and the panelling can be selected to suit — 50 mm EPS (R = 1.315 m²K/W) is standard, with upgrades to 50 mm PU (R = 2.083), 75 mm PU (R = 3.125) or 50 mm Silica Rock (R = 1.25). For developed countries we recommend the Silica Rock panels.

Wind — Region B — Intermediate

Gin Gin is in AS/NZS 1170.2 Region B — Intermediate, a higher wind exposure region covering parts of the NSW north coast and southern Queensland coast (design wind speed V₅₀₀ ≈ 57 m/s). Confirm the tie-down and bracing your site needs with a local engineer or certifier. Everything we build must meet, or exceed, your country's building codes.

Bushfire (BAL) considerations

Bushfire risk is generally lower in this warm, humid region, but dry-season grass fires do occur and bush-edge lots can still be mapped as bushfire-prone. Check your council's bushfire-prone area map.

Questions

FAQs about modular homes in Gin Gin

What are the local building regulations for modular homes in Gin Gin?
While our team can offer general advice on local regulations, it's essential to engage with local experts to ensure your home complies with all necessary standards. Queensland's planning information is on the Queensland Planning website.
How does the climate in Gin Gin affect modular home construction?
We take local climate conditions into account to ensure your home is built to withstand the specific environmental factors of Gin Gin, which is in Subtropical (Zone 2) and wind Region B — Intermediate. Panelling can be selected to suit: 50 mm EPS (R = 1.315 m²K/W) is standard, with upgrades to 50 mm PU (R = 2.083), 75 mm PU (R = 3.125) or 50 mm Silica Rock (R = 1.25).
What are the benefits of choosing a modular home over traditional construction in Gin Gin?
Modular Homes are typically more affordable, quicker to construct, and can be customised to meet your specific needs, all while avoiding the local tradesman shortage.
How does a modular home get to Gin Gin?
Homes ship from Shenzhen in a 40' high-cube container, two to a container. The nearest major container port to Gin Gin is Port of Brisbane, about 335 km away by road. Budget around USD $1,000–$2,500 for shipping to your nearest port, not including customs charges and import taxes, and hire a customs broker to handle clearance and transport from the port.
What quality control systems do you have in place?
All products are fully inspected through the construction phase, and inspected and checked for quality again before shipment. Photographs and documentation are provided to you, the customer. We have an international team — our quality control person is from New Zealand — and everything must be built to, or exceed, your country's building codes.
How long does delivery take, and is there a warranty?
Delivery time is 90 days after we receive the deposit. Every home comes with a 1-year limited warranty, and if you ever have an issue with one of our products we will do our best to resolve it. Full details of the warranty are available on request.
Can the building be changed to fit my needs?
Yes. You can upgrade the panelling for better insulation in cold climates. If you want it empty, for example to build offices, that's also possible. Interior walls can be removed, as can the kitchen or bedrooms. Anything more complicated than these simple changes needs to be discussed with us, and there may be an engineering fee.
